The highest dwelling count is not automatically the best development.
In a previous boutique Canberra feasibility study, four residential models were tested on the same site. The higher-yield apartment option carried greater basement, Class 2 and market risk. A lower-density townhouse model produced the stronger balance of product, delivery and return.
